If I'm in foreclosure then can I still sell?

Yes, you can sell the property all the way up until 1 month from the auction date. If you are contacting us less than 30 days before the auction then sorry we can not help. If you want to short sell (see below) then you must contact us prior to your summary judgment hearing or trial.

What if I am upside down on my property owing more than the home is worth?

No problem, a short sale can allow you to sell the property for its current market value and give you a settlement letter from your mortgage servicer waiving the right to collect on any deficiency. You also get a relocation check which is typically $3,000. You can then get another mortgage after two years of a rental history.

What if I want to keep my home, can you help?

We don't make any money helping you to keep your home, but that doesn't matter. We will advise you of all the home retention options, some of which you may not be aware of, and will also conference call with your mortgage servicer if you so desire. Again, we do this for free because that's consistent with our beliefs of do unto others as you would have them do unto you (Luke 6:31, Matt 7:12).
